Improvements and Accessories

In the state of Texas a real estate transaction includes the land and permanent improvements on the property, but there are other items that both buyer and sellers should be aware are considered part of the property. The TREC 1-4 Family contract includes items that are

“permanently installed and built-in items”

Some obvious items that coney are ceiling fans and mail boxes ,for example, but there are items you may have not considered like, tv wall mounts and ALL landscaping. Some additional items that sellers are often surprised to learn automatically convey with the property include window dressings like curtains, rods, blinds etc.
